Paving & Asphalt
A surface is only as good as what happens before the asphalt ever arrives. Every PCS pave follows the same disciplined sequence, whether it's one parking bay or a full-property reconstruction.
Site Work
Preparing a site for paving starts with grading and substrate work. Getting this step right shapes the quality of the final surface, so PCS uses only experienced operators on properly calibrated, top-of-the-line equipment, monitored at every step.

Milling
Removing the worn top layer of a drivable surface allows us to repair the base course and overlay fresh asphalt, protecting the deeper structural layers. It delivers a smooth new surface without the cost of full removal — which is why PCS recommends milling ahead of most resurfacing work.

Leveling & Base Course Repair
Before new asphalt goes down, we correct grading issues and repair the base course to prevent premature failure. Other contractors treat this as optional — we build it into every resurfacing project by default.

Paving
The wrong material or a poorly prepped surface can fail in as little as six months. PCS broom-cleans the site, applies a thin tack coat, and lays new asphalt in industry-standard two-inch lifts — then returns the next day to paint new lines once the surface has cooled.

Concrete
From new sidewalks to a decades-old curb that's finally failing, PCS handles the concrete elements that carry your tenants safely across the property.
New Construction & Reconstruction
Sidewalks
Carefully designed, placed, and installed sidewalks are critical infrastructure for your tenants' safe daily travel — typically broom-finished to a slightly textured surface.
Belgian Block Curbs
Granite block curbing adds practical elegance to any application. Less susceptible to salt infiltration than standard concrete, these natural stone borders deliver decades of service.
Pavers
Concrete pavers bring color, style, and flourish to outdoor spaces at low cost. Since they aren't fused to the substrate, leveling, resetting, or replacing them later is simple — in both ADA and non-ADA, pedestrian and vehicular settings.
Concrete Walls
From small decorative walls around a courtyard to large retaining walls that guard against erosion, concrete is built to survive the elements and stand the test of time.
Parking Bumpers
Precast, reinforced concrete bumpers resist cracking and chipping, offering a durable solution wherever curbs aren't present — in standard and commercial-duty sizes.

Caulking & Repointing
Regular caulking and repointing extends the life of your concrete and brick elements, improving curb appeal while preventing water infiltration and trip hazards.
Repairing & Sealing
Concrete's porous nature makes it vulnerable to water and salt. Sealing and reparging apply a semi-permanent protective barrier that prevents corrosion and strengthens the material underneath.
Sidewalk Raising
Ground movement can push sidewalk slabs out of place, creating trip hazards and drainage issues. We use polymer injection to quickly and effectively restore sunken or buckled sidewalks to level.
Drainage
The parts of your property nobody sees do the most work. Well-engineered drainage protects everything above it, from the parking lot down to the foundation.
New Construction & Reconstruction
Inlets
Underneath your parking lot, inlets collect groundwater and direct it away from your property, pulling water out of the soil before it can permeate the surface layer.
Underdrains
Carrying water from inlets to on- or off-site retention areas, underdrains function as the veins and arteries of a parking structure. We follow best practice on every project so water is moved safely and effectively.
Stormwater Management
Requirements vary by state, but a sound stormwater plan protects your property from flooding, erosion, and premature structural failure. We help determine the right solution based on your environment and local regulation.
Paving
Drainage and paving are built together, not separately. The same material selection and surface prep standards from our paving process apply to every drainage-integrated pave.
Repair & Maintenance
Inlet Repair
A damaged inlet is a trip-and-fall hazard waiting to happen. Prompt repair protects your tenants and heads off far more costly repairs down the line.
Inlet Reparge
A thin mortar parge coat protects the inside of your drains from water, salt, and corrosion. This quick, affordable maintenance step can extend the life of a drain by two to five years.
